KLANG – Sime Darby Property Berhad (Sime Darby Property) has taken a significant step in expanding the e-Metro Logistics Park in Bandar Bukit Raja through the development of two new Grade A logistics facilities. The collaboration with real estate investment manager ESR encompasses Metrohub 4 and Metrohub 3, adding more than 2.2 million square feet of warehouse space to one of Malaysia’s most strategically located logistics corridors. Sime Darby Property Group Managing Director and Chief Executive Officer, Datuk Seri Azmir Merican, said that the e-Metro Logistics Park is a key component of the industrial and logistics ecosystem within Bandar Bukit Raja, one of Selangor’s premier industrial townships. He explained that the development has been made possible through the support of institutional investors in the company’s inaugural RM1 billion Industrial Development Fund. “Upon the completion of both Metrohubs, our logistics hub portfolio will exceed 4.2 million square feet of modern warehouse space.
This will further strengthen our portfolio of institution-grade, high-tech logistics facilities designed to serve multinational corporations,” he said.
The official opening of Metrohub 4 and the groundbreaking ceremony for Metrohub 3 were officiated by the Deputy Mayor of the Royal City Council of Klang (MBDK), Mohd. Zary Affendi Mohd. Arif. The event was also attended by ESR Malaysia Country Head David Aboud and Sime Darby Property Chief Operating Officer, Investment and Fund Management, Aurelia Lee. The first two phases of the development, Metrohub 1 and Metrohub 2, have achieved full occupancy, serving tenants from the e-commerce, third-party logistics, and supply chain sectors. Spanning approximately 1.38 million square feet, Metrohub 4 is the largest completed multi-tenant warehouse in the development. Meanwhile, Metrohub 3, scheduled for completion in the third quarter of next year, will comprise two warehouse blocks with a combined gross floor area of approximately 840,000 square feet. David Aboud said ESR has been operating in Malaysia since 2021 and has adopted a long-term strategy to identify locations with strong logistics demand and future growth potential. “Through this joint venture, we are translating that confidence into the development of modern logistics assets in strategic locations, purpose-built to meet our customers’ evolving needs.

The two latest Metrohub developments are also targeting LEED Gold certification, incorporating sustainable features such as solar energy generation systems, electric vehicle (EV) charging stations, LED lighting, and water-efficient fixtures. The facilities also prioritise user comfort and safety by providing employee cafeterias, driver rest areas, and dedicated traffic segregation between heavy and light vehicles. |
