KLANG, 13 Oct – Traders in Teluk Pulai have urged the Klang Royal City Council (MBDK) to provide more business lots and improve its online management system, including introducing automatic tenancy termination for tenants who fail to settle their payments.

A survey conducted by Media Selangor at the Simpang Empat Hawker Site found that most traders now use the online system for licensing matters, although rental management still requires further improvements.

Trader Shukri Muslim Maulana, 33, who has been operating in the area for two years, said an automatic termination system should be introduced to enable unused business lots to be offered more quickly to new traders.

According to him, the existing procedure requires previous tenants to submit a letter requesting the cancellation of their licences and tenancies to MBDK before the lots can be offered to other applicants.

“Usually, when traders at other locations stop making payments, the authorities automatically terminate their tenancies, but such a system has yet to be implemented here.

“For new traders, they have to wait for the previous tenants to submit a cancellation letter to MBDK to terminate their business licences and lot tenancies.

“Only after the application has been submitted and approved can new traders occupy the lots. This process should be simplified, especially since most applications can now be made online,” he said.

Meanwhile, Asri Yakub, 43, who has been operating his business in the area since 2021, suggested that more business lots or designated hawker sites be provided to accommodate the growing demand from new traders.

“Ideally, the government should establish more designated trading areas to accommodate traders who have yet to obtain business licences or secure trading lots,” he said.

Asri also acknowledged that the licence renewal process has become easier compared with previous years following the implementation of the digital system.

“Initially, we had to submit our applications using physical forms. Then, around 2024, the digital system was introduced.

“Since then, the business licence application process has become much easier because everything is handled through the digital system,” he said.

Another trader, Tan Chin Lee, 63, expressed hope that MBDK would consider reducing business licence fees.

“Previously, licence fees were affordable, but they have since increased. If possible, the fees should be reduced slightly so that more traders can afford to obtain business licences,” he said.

In December 2024, MBDK announced that business licence renewals for 2025 could only be carried out online as part of efforts to speed up and simplify the renewal process for traders.
